Pelican Landing is an approximately 14 acre site zoned for a neighborhood business. The site plan features 87,800 square feet of commercial buildings, a traffic light, and two separate DelDOT entrances along Route 24. Solutions IPEM was responsible for the site plan, boundary and topography survey, subdivision plats, and the site engineering. The project’s entrance and utility planning required careful study and coordination with several agencies and service providers to ensure adequate right of way and easements were provided and field conflicts were avoided.
