ARCHITECTURE - COMMERCIAL PROJECTS

The Station at Kings

Solutions IPEM, LLC provided architectural, civil, and structural engineering services for a two-story, 4,200-square-foot mixed-use building in Lewes, Delaware. The ground floor was designed to house a retail bakery and market, complete with café seating to create a welcoming and functional space for customers. The second floor consists of a small, private apartment for the client, integrating residential and commercial spaces seamlessly under one roof.


Solutions IPEM worked closely with the client and the Town of Lewes Architectural Review Committee to ensure that the building design met the town’s architectural standards, which required a sensitive approach to aesthetics, historical context, and community values. This collaboration helped maintain the town's character while delivering a modern and functional mixed-use building.


The project, completed with a construction cost of approximately $1 million, exemplifies Solutions IPEM's ability to balance client needs with regulatory requirements, creating a design that blends harmoniously with the surrounding area while delivering practical commercial and residential spaces.

J.B. Wagamon Professional Center

Solutions IPEM, LLC delivered comprehensive architectural, structural, mechanical, electrical, plumbing (M/E/P), and civil engineering design services for the development of a two-story, 9,900-square-foot office building located in Georgetown, Delaware. Their role extended beyond the base design of the building, as they were also responsible for creating a customized interior fit-out for the second-floor tenant, ensuring the space was tailored to meet the specific functional and aesthetic needs of the occupant. 


The project, which was completed with a construction budget of approximately $1.4 million, highlights Solutions IPEM's ability to manage diverse elements of both structural and tenant-specific design, resulting in a cohesive and functional office environment. Their involvement in both the building and interior design phases ensured seamless coordination and efficient execution of the overall project.

All Climate Storage

Solutions IPEM, LLC provided architectural design and consulting services for a two-story, 100,300-square-foot pre-engineered self-storage facility located in Millsboro, Delaware. Collaborating closely with the client’s building supplier, Solutions IPEM played a pivotal role in ensuring that the prototype building drawings met all local code compliance requirements, facilitating a smooth approval process for the project.


In addition to code compliance assistance, Solutions IPEM also provided limited construction phase observation and photo documentation, ensuring that the construction process adhered to the established design standards and specifications. This oversight helped maintain the integrity of the project and allowed for timely identification of any issues that may have arisen during construction.

Oak Ridge Commons Starbucks

Solutions IPEM, LLC provided comprehensive architectural, civil, structural, and mechanical/electrical design services for a 2,500-square-foot building shell for a Starbucks Coffee Company location in Salisbury. Using Starbucks’ standard prototype design as a foundation, Solutions IPEM prepared construction documents for the building shell and site, ensuring they met the permitting requirements of the City of Salisbury.


Throughout the project, the Solutions IPEM team worked in close collaboration with Starbucks' design architects, coordinating their shell drawings with the interior fit-out plans provided by a separate design team. This ensured seamless integration between the exterior structure and interior design, resulting in a cohesive, functional space tailored to Starbucks’ specifications.


The project was delivered using the design/build method, streamlining the construction process and fostering efficient communication between design and construction teams. With a construction cost of $1.2 million, this project highlights Solutions IPEM’s expertise in executing corporate projects while adhering to brand standards and local regulations.
